JOB DESCRIPTION
The Consultant shall be responsible for managing the proper operation and maintenance of the Heating-Ventilation-Air Conditioning (HVAC) units, roof-mounted coolers and pumps, boilers, hot water heaters, sewage ejectors tanks, Uninterruptible Power Supply (UPS) and transfer switches, diesel generators with fuel system, the passenger elevator, and fire suppression and protection system for the center, preventative maintenance services and repairs for these systems, as an occupant of a non-State/OGS building.
GENERAL FUNCTION:
Specific duties include, but are not limited to:
- Coordinate and oversee repair and maintenance work on all mechanical equipment up to and including 5 air-conditioning units, 4 CRAC units, rooftop dry coolers, roof top chillers, 5 automatic transfer switches, 600 kva UPS, 1000kw Generator, hot water heaters, sewage pit and all associated pumps, FM-200 Fire retardant system, wet sprinkler system and a hydraulic elevator
- Able to work one Saturday a month for Generator Test
- Schedule all necessary inspection and testing as required by the NYC Department of Buildings and the NYC Fire Department. This includes elevator periodic inspections and CAT 1 testing and annual and semiannual testing of fire alarms, smoke detectors, sprinklers, and Fire Alarm Control Panel
- Vet and hire necessary vendors, cleaners, and testing companies
- Light electrical work and plumbing. Replacing or fixing toilets, sinks and faucets. Changing vacuum breakers and flushometers. Changing electrical ballasts or converting existing fixtures to use LED bulbs, changing blown out bulbs. For larger electrical situations, I work with NYC DOT electricians.
- Manage vendor relationships and advises vendors on billing procedures
- Obtain and review price quotes for the procurement of parts, services, and labor for projects
- Upgraded old and outdated equipment.
- Supervise and work with vendors on a complete restoration of the JTMC including installation of new consoles, new carpeting, and painting
- Hire and supervise cleaning crews to disinfect the space numerous times.
- Perform monthly testing on the Automatic Transfer Switches and the 1000kw diesel generator and provide written reports of the results to management
- Available 24/7 for any emergency that may arise. Work with the building’s custodians and the NYC DOT electricians to provide adequate coverage in the space
ORGANIZATIONAL RELATIONSHIPS:
Reports directly to the NYSDOT Project Manager and Project Manager
MINIMUM QUALIFICATIONS:
- High School diploma or Equivalent; or 3 years of full-time employment meeting the qualifying experience
- Qualifying experience: Experience with operation and maintenance of building located in NYC
- Possess a certificate of Qualification for refrigerating system operating engineer
- Able to respond to problem situations 24 hours a day
- Possess a valid driver’s license

- NYC Fire Department Q-99 Refrigerating System Operating Engineer
- EPA Technician 608 Universal Certification
- NYC Fire Department S-95 Supervision of Fire Alarms and Other Related Systems
- NYC Fire Department S-13 City Wide Stand Pipe
DESIRED QUALIFICATIONS:
- Know the New York City Building Codes
- Demonstrates ability to react under stressful situations professionally; capable of performing several tasks simultaneously; have good interpersonal skills and ability to train others; perform with minimum supervision
